The difference that matters

Soft wash or pressure wash — the surface decides.

Most of the damage we get called to look at was done by someone holding the right tool against the wrong material.

Soft washing uses volume rather than force: a cleaning solution does the work, dwells, and rinses off at little more than garden-hose pressure. It is the only correct method for roofs, painted stucco, wood, screens and anything with a seam water can be forced behind.

Pressure washing — used properly, with a surface cleaner rather than a bare wand — belongs on concrete, brick and stone. Done right it leaves an even finish. Done with a wand in a hurry it leaves the stripes you can still read from the street two years later.

We carry both, and we will tell you plainly which one your property needs, even when it is the cheaper answer.

Straight answers

How often should a Florida home be washed?

In this climate, a house exterior every twelve months and flatwork every six to twelve. Roofs typically want soft washing every two to four years depending on tree cover and how much shade they sit in. Coastal and waterfront properties carrying salt film generally want the shorter interval on all three.

Will the black streaks come back?

Eventually — it is a living organism and this is a subtropical climate. A proper soft wash kills it rather than knocking it back, so you get years rather than months. Shade, overhanging trees and humidity all shorten that. We can quote an inhibitor treatment that stretches it further.

Do you need my water and power?

An outdoor spigot and an exterior outlet cover most jobs, and the water used costs a few dollars. If a property has no usable supply, or you would rather we did not draw on yours, we bring a tank and generator instead.

Is the solution safe around pets, pools and plants?

Yes, applied correctly. Beds are pre-soaked and rinsed so nothing concentrates at the root, pools are covered or shielded where they sit close to the work, and everything is diluted to the surface being cleaned. Keep pets indoors while we are on site and let us know about any specimen planting you are protective of.

Can you get rust and irrigation staining out of concrete?

Usually. Rust from sprinkler water and fertiliser needs a dedicated treatment rather than pressure — pressure alone just etches around it. Battery acid, deep oil and some tannin staining may lighten rather than vanish, and we will tell you which one you are looking at before you pay for it.
